A Simple, No-Risk Process

How it works

Four steps. The board signs a one-page authorization, and we handle everything else.

1

Free analysis

We review every unit's assessment against real market evidence and show the likely savings, at no charge.

2

Board authorizes

A simple resolution and contingency retainer. Owners receive a Florida-compliant 14-day opt-out notice.

3

We file & fight

We petition, negotiate directly with the Property Appraiser, and represent the association at the VAB hearing.

4

Owners save

Assessments drop and the county issues refunds or credits. Our 25% fee is paid only from real savings.

★★★★★

"They handled the entire appeal for our association. The board signed one resolution, owners did nothing, and the savings showed up on the tax bills. It was the easiest decision we made all year."

The Clock Is Already Running

Why timing matters now

Florida counties mail TRIM (proposed tax) notices in mid-August. From that date, owners have only 25 days to file a petition.

A group appeal needs a few weeks of lead time to analyze the building and prepare. The associations that act early are the ones that make the deadline. Start the free review now and you are ready the moment notices arrive.

Good Questions, Clear Answers

Frequently asked

Florida law lets an association file one petition on behalf of all units. It streamlines the process, strengthens the case with consistent representation, and reduces cost and administrative burden for the board and owners.

No. We work on a 100% contingency basis. If there are no tax savings, there is no fee. Our 25% fee applies only to actual savings achieved.

The 25% contingency fee is typically paid by the association from the total tax savings, and the association may then collect proportionally from the unit owners who benefited. Only units that receive a reduction are counted.

Yes. Florida Statutes require a 14-day opt-out window after owners receive notice. Those who do not opt out are automatically included in the petition.

Yes. We operate in all 67 Florida counties and know each local Property Appraiser's rules and procedures, with deep focus on Broward and Miami-Dade.

No. CondoTaxAppeals.com is a property tax appeal service platform. Seth D. Lubin, Esq. serves solely as General Counsel and does not represent any association or unit owner individually. No attorney-client relationship is formed through the platform.
