How It Works

1. FREE ANALYSIS

Most condo buildings are over-assessed and that means owners are overpaying. We’ll analyze your entire building and each unit for free to determine how much unit owners could save through a coordinated tax appeal.

2. WE PROVIDE FORMS

If our analysis suggests that your building qualifies for a tax appeal, we’ll provide your association with three key documents: a contingency-based retainer agreement, a prefilled board resolution for authorization, and a Florida-compliant opt-out letter for distribution to unit owners.

3. REPRESENTATION

Once the required documents are in place, we file the appeal on behalf of the association and begin assembling evidence to support your case. We engage directly with the Property Appraiser’s Office to negotiate a fair resolution. If an agreement cannot be reached, we represent the association at the VAB hearing and present the case in full.


4. LOWER TAXES

If the appeal is successful, the Property Appraiser will reduce the assessed value for the affected units, and the Tax Collector will issue refunds or credits based on the reduction. The association will then pay our contingency fee (25% of the tax savings), and may collect the corresponding amounts from the benefiting unit owners.

Chris Bates, our Senior Advisor, began his property tax consulting career in 1982. He has successfully reduced assessments for virtually every type of commercial and residential real estate. Chris has held leadership positions at major firms, including serving as Director of the Property Tax Practice for Arthur Andersen LLP in Florida and working with Marvin F. Poer & Company, a national property tax consulting firm. He holds an active Florida Real Estate Associate’s License and has served on several boards, including the International Council of Shopping Centers (ICSC), the National Association of Office and Industrial Properties (NAIOP), the Institute of Property Taxation (IPT), and the International Association of Assessing Officers (IAAO).

Seth D. Lubin, Esq., our General Counsel, is a seasoned attorney with over 35 years of legal experience, specializing in property tax appeals, corporate law, and data privacy and security. He is the founder and principal attorney at the Law Office of Seth D. Lubin, P.A., located in Weston, Florida. Seth represents high-value residential and commercial property owners in ad valorem tax assessment litigation, helping clients reduce property tax burdens across Florida and the U.S. He has chaired the Florida Bar’s Ad Valorem Tax Committee and has successfully represented thousands of Florida property owners.

Jeff Ewing, brings over 23 years of hands-on experience in real estate and property valuation, spanning both the private and public sectors. A former State Certified Licensed Appraiser and current State Licensed Real Estate Sales Associate (PA), Jeff began his real estate career in 2001 and spent nearly a decade with the Broward County Property Appraiser’s Office, where he was promoted to manage the Residential Appeals Division. His team processed thousands of petitions annually, giving him deep operational insight into how Florida’s appeal system works. Today, he applies that expertise to help associations and owners challenge overassessments efficiently and effectively..

  • A: We analyze your building’s assessments at no cost. If we identify a valid opportunity, we provide the association with three documents: a contingency-based retainer agreement, a prefilled board resolution, and a Florida-compliant opt-out letter. Once signed and distributed, we file the appeal, negotiate with the Property Appraiser’s Office, and present the case at a Value Adjustment Board hearing if necessary.

  • A: Florida law allows associations to file one petition on behalf of all units, streamlining the process and strengthening the appeal. It ensures consistent representation and reduces cost and administrative burden for both the board and owners.

  • A: Our 25% contingency fee is typically paid by the association from the total tax savings achieved. The association may then collect that fee proportionally from the unit owners who benefited. If preferred, and only with board cooperation, we can offer an alternative arrangement in which we collect directly from the owners, but this is not our standard model. Our goal is to make the process as easy and flexible as possible for the board.

  • A: No. We work on a 100% contingency basis. If there are no tax savings, there is no fee.

  • A: Yes. Florida Statutes require us to give each unit owner 14 days to opt out after they receive notice. Those who do not opt out are automatically included in the petition.

  • A: Only units that receive a tax reduction are considered when calculating savings. Units that see no change are not billed and are not obligated to pay any portion of the fee.

  • A: Refunds are issued by the County Tax Collector to the party that paid the taxes. This is typically the unit owner or the mortgage escrow provider. Refunds may appear as a check or a credit on a future tax bill.

  • A: Most appeals are resolved within 3–6 months, depending on the county’s timeline and whether a hearing is required.

  • A: Yes. We operate in all 67 counties in Florida and are experienced with each local Property Appraiser’s rules and procedures.
